Decode a real-looking French rental ad: T2, m², loyer charges comprises, dépôt de garantie, DPE energy rating and agency fees. Then decide if it fits.

In short

French flat ads use codes: T2 (one bedroom + living room), m² (size), loyer CC (charges comprises, bills for the building included), DG (dépôt de garantie, deposit) and DPE (energy rating A–G). Frais d'agence are the agency's fees.

The DPE (diagnostic de performance énergétique) rates energy use from A (best) to G; since 2025, flats rated G can no longer be rented out as new leases. Charges usually cover building cleaning, the lift and sometimes water, but rarely your own electricity.
