Un meuble is one piece of furniture; les meubles is furniture as a group. L’armoire is feminine, so say elle reste. Le lave-linge is masculine: il reste. In replies, il est fourni and il est compris dans la location both tell you that an item is included. Il appartient à la locataire identifies its owner.
